Lagos Life houses: rents, sizes and starting options
The table lists the Lagos home definitions checked on 10 October 2026. “Starting wallet” belongs to that home’s initial game setup; it is not money awarded whenever you move there. Grid size describes the defined home footprint, not square metres of real property. Rent is fictional game naira per week.

Mushin: the low-rent starting room
Mushin’s Face-me-I-face-you gives you the smallest of these footprints and the lowest weekly rent. Its starter objects include a mattress, radio, calendar, kerosene stove, cooler, chair, water drum, bucket and toilet. This is a practical checklist for understanding what you can already use before buying furniture.
The low rent does not mean every action becomes easy. The game labels the start as hard, and the room has less space for new objects. Place essentials so your character can reach them; filling every tile with purchases is not an improvement if the arrangement prevents useful movement. Keep spending focused on needs and work.
A budget-conscious player can use Mushin to keep the recurring housing bill smaller while learning the game. That is a planning recommendation, not a guaranteed optimal strategy. The relevant question is whether this room supports your chosen routine. Check the workplace and journey, then compare the fare and time with the rent saved.
Yaba: a balanced starting point
Yaba’s Self-contain has a seven-by-seven footprint and a listed starting wallet of 36,000. Weekly rent is 6,000. Its starter equipment includes a Vono bed, radio, calendar, kerosene stove, cooler, plant, chair, water drum, bucket and toilet. The game itself labels this starting choice balanced.
The larger footprint gives you more room than Mushin without Lekki’s listed rent. For someone learning the relationship between work, food and rest, that can make Yaba a useful comparison point. It is not a promise that every career is nearby or that transport becomes free; use the map and actual travel quote.
If you are moving into Yaba rather than starting there, do not add 36,000 to your expected wallet. The setup money is not a moving reward. At three weeks of rent upfront, the rent portion alone is 18,000. Read the final amount on the Houses screen before confirming, because that screen governs the transaction.
Lekki Phase 1: rooms and a larger commitment
The Lekki mini-flat has a ten-by-ten footprint with defined bedroom, sitting room, kitchen and bathroom spaces. Its starter list includes a Vono bed, fan, gas cooker, fridge, sofa, television, plant, shower and toilet. That equipment is materially different from a starter room with a bucket and water drum.
Weekly rent is 17,000. Three weeks of that rent is 51,000, before any other amount in a move-in quote. The game labels the start Big spender and assigns 104,000 in initial setup money. Once again, setup money is not a grant for an existing character who relocates to Lekki.
Do not evaluate the flat only from a photograph or an attractive floor plan. Consider whether you can continue paying for your ordinary routine after moving. A larger sitting room will not replace the need to attend work. Compare your present rank in the jobs guide, then use actual take-home results for your budget.
Luxury and intermediate homes
Ikate’s terrace and Magodo’s family duplex sit between the starter properties and the most expensive addresses. Their defined rent differs substantially: 45,000 for Ikate and 110,000 for Magodo. Magodo has a larger listed footprint than Ikoyi despite costing less in weekly rent. Size and price are not the same ranking.
Ikoyi’s duplex lists 250,000 weekly rent and room for twelve guests. Banana Island’s mansion lists 1,500,000 weekly rent and capacity for eighteen. These are move-in-only options in the checked definitions. Their starter arrays are empty, so do not infer that the initial purchase or move supplies the same furnishing package as a starting home.
For a party-focused character, guest capacity may matter. For a character saving toward a business, recurring cost may matter more. A “best home” label without a purpose hides that trade-off. Pick a reason for the move, whether more room, hosting capacity or a preferred area, then check whether the cost serves that reason.
Renting, buying and building
The official help gives three distinct directions: rent a home in Phone → Houses, buy one there outright, or build on land through Phone → Invest. It says an owned home does not require rent. The current interface should supply the purchase or construction quote; we do not manufacture a sale price from the rent table.
Before confirming a rental, inspect the amount charged immediately and the continuing weekly amount. Before buying, inspect the total purchase cost and what is included. Before building, establish whether you already own suitable land and what the proposed construction requires. These are separate decisions, not three names for the same transaction.
For furniture, the help says to return home and tap Buy on the lower bar. Choose the item and place it. Check your layout after each essential purchase before adding more decoration. The official help also mentions generators and solar for power interruptions; inspect their current prices and requirements rather than assuming every appliance will always have power.
Abuja Life and PH Life houses
Abuja Life and PH Life have their own addresses within the same game. The official homes catalogue lists Abuja addresses in Asokoro, Gwarinpa, Kubwa, Maitama and Wuse 2, and Port Harcourt addresses in D-Line, Old GRA, Rumuokoro and Woji. The seven-home table above covers Lagos only. It is not a count of every property across all three cities.
We have not reconciled every Abuja and Port Harcourt rent against the current client, so we do not reproduce their older official prices as current figures. Open the relevant city’s housing screen and inspect the final move cost before spending. Keep travel costs separate from rent and do not assume an identically sized house shares a Lagos price. For the verified Lagos comparison, use the table above; for a different city, use its current game display and the official catalogue as a named secondary reference.
Official housing figures versus the client
The official homes table publishes rents and starting conditions, but its Lagos figures lag behind the client checked on 10 October 2026. Mushin is ₦420 weekly in that table and ₦2,400 in the current browser game’s home definition. The older homepage’s five-home description also omits Ikate Terrace and Magodo from the current seven-address Lagos catalogue.
We use the client figures above and label the city rather than treating the official three-city total as a Lagos count. Confirm the amount on the move screen before accepting a property, especially if an event or policy affects your economy.
